What are measurement services?

A floorplan service is just what it sounds like: Based on what you need, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How do home measurement services work?

During a floorplan service, a certified appraiser measures your property with a measuring tool — either a tape or laser measuring device. As they tour the property, they observe the layout of the rooms and other features, like closets, entryways, and pantries. They might sketch the property. Then, the appraiser develops a report and detailed floorplan showing the total area of the home and the general layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are measurement services necessary?

Real estate taxes

Property tax records frequently reflect incorrect square footage because the values can come from various sources, and occasionally go unproven — meaning you may be taxed for more square footage than you have! Unless an appraiser has executed a recent valuation or home measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a home measurement service before contesting what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling a home or property

A measuring service will ensure that you're paid fair market value for your property. Area is one of the biggest elements potential buyers examine when purchasing a home — but since square footage values are often approximated rather than accurately measured, your listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the selling price of the property as well as the number of interested buyers. The only reliable method of using an accurate GLA when listing your home or property is to refer to a recent appraisal or home measurement service performed by an appraiser (after any remodeling that might have affected square footage).

Material for real estate professionals

To ensure that your client's property sells at a price that appropriately reflects true market value, we suggest seeking a measurement of the property. Your clients, and potential buyers, will appreciate your thoroughness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tactic to entice potential buyers since they can view the layout and attributes of the home before and after touring.
